Monarch will conduct an in-depth market analysis including historical trends, competitive set advantages, proposed new inventory, improving or declining demand generators and positioning. Just as important is the operational climate within the hotel. Over several weeks, we will analyze the entire operation including the current management capabilities, sales approach, booking pace, service levels, guest comments, financial integrity, balance sheet reconciliations, employee satisfaction, union presence, asset condition and operational obstacles. In several detailed reports we will outline issues, determine opportunities and make recommendations which will heavily factor into your purchase decision. Monarch will also provide a 5-year proforma, with and without capital improvements.
